Stop and make a list today of what you really want from your Home Staging Training, business and Career.  Are you getting what you set out to achieve?  If so, congratulations, if not, why not?  Have you put on your blinders?  I just finished my Exclusive APSD Certified PD training, it is the only one I will do this year and I really challenged the PD’s to see what they wanted from their home staging business and achieve it.  For each of them, it was frightening to literally write it out, not to mention difficult.  But you know what, when they did, each one of them realized that it was achievable!  It is because they decided to face their desires with both eyes wide open and go for it.  I want you to do the same.  Make a list of what you want and then decide to be accountable for it.  Remove your blinders and choose to see clearly so you can get exactly what you want.  Make sure you tell me about it at www.HomeStage.ning.com I will celebrate your new found “eye sight” with you!

Do you have Scotoma?

I was reading a fax by one of my mentors and he asked the question, “Do you have Scotoma?”  Well, I should not say that he asked the question, he actually implied it.  What he really asked was “How do you hide an elephant on a pool table?”  And the answer is to put him in green shoes.

The Point…and yes, I have one…is that most of us have a “blind spot” which is what “Scotoma” means, literally.  Figuratively however, it means that we are blind to our true self or our short comings.  When it comes to real estate and the business of home staging, I have so many people complain to me about not having what they want or feel as though they deserve yet when I really ask about their business strategies, time management techniques they are using, the focus time they put into their home staging and real estate career, or even how many contacts they made that week…they usually don’t have an answer.  The reason for this is “Scotoma.”  It means that they have a blind spot or are  turning a blind eye toward what really needs to be done.

Have you ever not wanted to look at your bank account because you were afraid of what you might see?  I know, I have been there but now I look at it with both eyes wide open because it is the only way I can effectively manage my successful home staging business.  I have taken off my blinders, hold myself 100% accountable and face my fears daily in order to avoid any blind spots.

Or, maybe you “refuse to see” which is another common affliction.  This is the case with my competitors.  They feel comfortable posting nasty things about me because I am a success in the Home Staging Industry because they refuse to see (and do) what it takes to get to where they want to be.

The same might be true for you.  There might be a “#1 Home Stager” in your area and you have been vying for that position.  Do you really see what that person does to get to the top?  Hey, here is the good news, maybe they have not done a great deal and it wouldn’t take too much for you to surpass them…but you will never know unless you look, and I mean really look at what they are doing…and here is the hard part…what you are doing, or not doing as the case may be.

Finally, I think that this topic has to do with trust.  I had this conversation with Pete tonight, about trusting ourselves enough to believe in our own success.  Can we really do it?  Can we open our eyes wide and achieve the success we want?  I have my answer, and yes, I am scared to death because we are about to take a BIG RISK…but you have to decide for yourself.  Will you choose success with wide open eyes…or something else and claim Scotoma?

I hope, and wish and pray….that you choose 20/20 vision and make a huge success out of your home staging business.

How are your missions coming? Do you know that if you decide to move your business forward everyday and take one small action, that in one year, you will have taken 365 actions toward the growth of your business? Powerful right? That is why I give you these missions. Take action on each one and you are already 52 steps ahead of the game.

This week, I want you to sit down and decide on a very clear vision that you have for your Home Staging, Design and Real Estate Business. Don’t just think about it, write it down and come up with a plan of action that you can implement daily, weekly and monthly. Use the simple 1-2-3 plan that I outlined for you above in order to do this.

Once you have your very clear vision, decide on a marketing cycle. How often will you market, what will you say, and to whom will you say it? Put the plan in place and implement the plan.

Finally, decide how and when you will work with 100% concentration on your business and decide today that no one else can disturb you. The first think I want you to do during your uninterrupted business hours is to define how long each task takes you from beginning to end so that you can become a more effective planner and Home Stager. How long does it take you to do your monthly marketing, a home staging, make calls, etc.? Plan it out, from A to Z and now you will know really what you can accomplish each day that lead you toward your great path of success.

You will be surprised at how quickly can get there!

This week, I want you to develop your own time management system.  What can you realistically do and even stretch yourself a bit.  Can you hire a sitter for 5 hours a week and you go to the library to work?  Would you be able to really turn off the phone and never boot up your email so you can finally be effective?

I will tell you what, don’t take my word for it, just try it for one week and journal your accomplishments.  If you can see a significant difference then you know you are on to something good!

Is your time flying?

Does time seem to keep passing you by and you wonder at the end of each day why you didn’t get anything done?  Or worse, at the end of each week, why you did not book a home staging job or make any money in real estate?

Are you allowing other people to create their own “emergencies” that pull you into their problems and away from your mission?

One of the most common challenges faced by our APSD Certified Home Stagers and other Home Staging professionals is finding the time to run and effective and profitable business; in other words, good time management skills.

We all think we know them, but of course we feel the same about dieting right?  If we already know the answers then why can’t we lose those last 10 pounds?

Over the years, I have become very good at managing my time and not letting others turn my time into theirs.  Obviously it works since I am now able to run 4 very profitable businesses with minimal assistance.

Following are some of the strategies that I use on a daily basis which allow me to get more done in one day than others do in 2 weeks…yes, really!

1)    Decide what you really want before you set out to create a schedule.  What do you really want to get from your Home Staging, Design and Real Estate Business?  Is there a number you want to achieve?  Is that a dollar amount or possibly the number of clients you would like to have?  Or, maybe you are going for a lifestyle in that you want to work, earn a good living but still have all the time you need for your kids and family.  The point here is to get really specific and then write it down…everywhere so you know you can’t deviate from your desire.

Riches in Niches

As more and more Home Stagers, Professional Organizers, Interior Designers and Real Estate Agents come to APSD for Home Staging Training and Certification, I realize the importance of teaching the concept of “Riches in Niches.”

Some of you already understand this idea and have specialized in one area or another, and others are still trying to be everything to everyone.  I started with the idea that I could please everyone too.  And I did, and then I was tired and broke.  You have to face facts.  As women (I know we have some GREAT guys too, but you don’t have the ‘pleaser’ instinct of women!) we already have to please so many other people each day.  We please our spouse, our children, our neighbors, our boss…basically anyone that walks in our path.

As I decided to make the real choice and lead the home staging industry, I realized that I could no longer be everything to everyone.  I had to be extraordinary with my strengths and visions and help those that were willing and able to receive and exceed with my brand of training.  I knew that I wanted to focus on the true business growth aspect of Home Staging Training and Certification.  I didn’t want to teach people to put candles on a table.  I wanted to teach systems, marketing and business development in an industry I loved.   I wanted to teach creativity, lifestyle and money making techniques.

So, I niched myself and APSD as The Global Leader in Home Staging Training and Certification with a specific focus on exactly what I mentioned above.

And because I see the need of “niching” or creating a specialty,  I teach 19 different streams of income to our highest level APSD member, Property Scene Designer.  I want them to have the , education, resources and ability to niche.  The same is true with my APSD  Stager Pro’s.  I teach 4 different streams of income in that course so they can become experts in certain areas and stand above any other Home Stagers in their market.  Kim Holdbrook, one of my Certified APSD Stager Pro’s is awesome at Curb Appeal.  She should make it an area of expertise.  Mannie Tantawy perfects Origami displays and is already standing out as an expert in this area.  Terri Garner is an expert with  Home Staging for investment properties as is Cindy Captein.   There are many more certified APSD Home Staging Professionals that have also seen the benefit of “niching” their home staging services, and have done so.

It does not mean that you can’t provide an entire menu of services but if you can become known for one specific thing, you will always be the “go to expert” which then opens the door for additional opportunity.

The important thing is that you take action on it this week, and you will be one step closer by next week!

Your Home Stager “Color me” Weekly Mission:

Your Professional Home Stager Mission:

This week I want you to step out of your “color box.” Go to Home Depot, Lowe’s, Benjamin Moore, Sherwin Williams…whatever paint store you have and explore. Mix and match colors until you can find 3 that you know will work together beautifully.

You might want to get a color wheel or color deck to teach yourself a bit more about color and how it all works together if you don’t already have one. Remember how I knew certain colors would go together by coordinating their “mix” colors.

Once you have found your amazing new colors, go ahead and order the 3 colors in a sample or tester size and get out and paint! Pick up a big piece of plywood, draw a house and then fill it in with your body, trim and accent color. I bet you will be surprised at what a great eye for color you actually have.
