Do you have Scotoma?

I was reading a fax by one of my mentors and he asked the question, “Do you have Scotoma?”  Well, I should not say that he asked the question, he actually implied it.  What he really asked was “How do you hide an elephant on a pool table?”  And the answer is to put him in green shoes.

The Point…and yes, I have one…is that most of us have a “blind spot” which is what “Scotoma” means, literally.  Figuratively however, it means that we are blind to our true self or our short comings.  When it comes to real estate and the business of home staging, I have so many people complain to me about not having what they want or feel as though they deserve yet when I really ask about their business strategies, time management techniques they are using, the focus time they put into their home staging and real estate career, or even how many contacts they made that week…they usually don’t have an answer.  The reason for this is “Scotoma.”  It means that they have a blind spot or are  turning a blind eye toward what really needs to be done.

Have you ever not wanted to look at your bank account because you were afraid of what you might see?  I know, I have been there but now I look at it with both eyes wide open because it is the only way I can effectively manage my successful home staging business.  I have taken off my blinders, hold myself 100% accountable and face my fears daily in order to avoid any blind spots.

Or, maybe you “refuse to see” which is another common affliction.  This is the case with my competitors.  They feel comfortable posting nasty things about me because I am a success in the Home Staging Industry because they refuse to see (and do) what it takes to get to where they want to be.

The same might be true for you.  There might be a “#1 Home Stager” in your area and you have been vying for that position.  Do you really see what that person does to get to the top?  Hey, here is the good news, maybe they have not done a great deal and it wouldn’t take too much for you to surpass them…but you will never know unless you look, and I mean really look at what they are doing…and here is the hard part…what you are doing, or not doing as the case may be.

Finally, I think that this topic has to do with trust.  I had this conversation with Pete tonight, about trusting ourselves enough to believe in our own success.  Can we really do it?  Can we open our eyes wide and achieve the success we want?  I have my answer, and yes, I am scared to death because we are about to take a BIG RISK…but you have to decide for yourself.  Will you choose success with wide open eyes…or something else and claim Scotoma?

I hope, and wish and pray….that you choose 20/20 vision and make a huge success out of your home staging business.

Are you feeling restless?

We have all heard the expression that there is a “full moon tonight” and when that happens, we often feel restless. Why do you think that is? Well, it could be because of the gravitational pull of the moon and the earth, it might be that we have seen too many werewolf movies or that it is the Universe’s way of telling us change is near. I am inclined to believe the latter.

Every year or so, I get very restless and I know that means I am in for a growth spurt. We see this with children, when they start to get a little stocky, all the sudden they shoot up and become a bean pole again! Most parents realize that the child is just about ready for a growth spurt but once you are an adult, it is not as easy to recognize.

Usually, we ignore it until it goes away. Or, we chalk it up to being over tired or over worked. What if you just pause for a moment and gave your restlessness a little attention. As a Home Stager or anyone that works in the Real Estate and Home Staging Industries, you know things are changing quickly…for the better. While the economy is still very rough, every single day new houses get listed and people need to sell.

There has never been a better time in history to change your life and others, for the better. What do I mean by all of this? Well, If you paid attention to your restlessness you would realize that it is dormant opportunity asking you to take advantage of it. Will you have to work at it? Yes. Might you have to step out of your comfort zone? Yes. Will you reap abundant rewards? Of course.

Your “HOT” Weekly Mission:

Speak to Sell

Most of you know that I run a specialized speaking company called “ES5000.com”  It is unique in that I teach you how to speak live, on the phone, or in front of a video camera using an electronic hidden devise that is literally feeding you your lines so you don’t have to remember a thing!  It is brilliant and I love it because it removes the fear 100% no matter where you are speaking!

Whether you are a Real Estate Agent, Business Coach, Home Stager, Small Business Owner, or other type of Entrepreneur, your single greatest attribute is to speak- one on one, to a small group or the nation.

Remember the pied piper?  As he led the rats out of the village, he was “Speaking” to them.  It was in fact a bit of an odd language if you will, but the truth is that he became a leader to the rats, but more importantly (thankfully), to the people of his village.  He convinced them that he could lead the rats away from the village and then he also wooed the rats—ah rhetoric!

What you have to understand about speaking is that no matter your topic or your intention, you are selling.

You can be selling in a variety of ways:

1)      Selling product, services or coaching

2)      Selling and idea or concept

3)      Selling for a cause

But no matter what, you are always selling yourself which is why you should get comfortable with the idea of speaking to sell.

In this day of tough competition, tele-conferences, online videos and abundant opportunity, those that can speak successfully, no matter your occupation, will thrive.

For today, let’s talk about speaking to sell in the literal term.  In other words, you have a product or service that you want to leave with everyone in the room or on the call.

1)      You must make sure that your message matches your market and that they have a desire for your product.  This seems simplistic but there have been a million great ideas that have been presented to either the wrong crowd or a disinterested one.

2)      Once you have defined your audience and their desire for your product or service, make sure they have the money to spend and that they want to spend it.  There are many more “bankable” groups than others and if your intention is to be a serious selling speaker then I would highly suggest you seek out the ‘spending’ crowd.

3)      When you begin your talk, whether it is live or on a call, you need to let your audience know your topic, what they are going to learn from you, that you have very little time and you will give them an opportunity in the end to experience/buy/learn more.  This is contrary to popular belief where we have been conditioned not to let the cat out of the bag until the last minute, thus amazing our audience with our wit and a remarkable element of surprise.

Just like fashion changes, so do people and the way they like to be treated.  Gone are the days of offering very little content and then expecting everyone to jump up and down and spend thousands of dollars.

Now when you speak, you tell them up front they will have an opportunity to buy in the end.  It is called ‘transparency in marketing’ and it is what today’s audience wants.

4)      Once you have told your audience they will have an opportunity in the end, then it is your job to ‘seed’ that opportunity throughout the presentation.  All you have to do is each time you refer to a topic or strategy you can’t complete you can say something like “and for those of you really ready to kick start your Home Staging Business” you will get the entire Digi-Stage System at Stager Pro.   You can also refer to others in the audience that has worked with you which is a very effective ‘seeding’ process.

5)      Finally, as the end approaches, it is now your job to share with the audience your great opportunity.  Tell them its coming.  You can even ask them permission if that works well for you.  Either way, don’t feel as though you have to sell.  They know you are there to make money, just tell them about your irresistible offer.

6)      Next, give them in incentive to buy on the spot.  If you decided to promote a Full Service Coaching package which normally sells for $1500, you might have it on special for $1200.  They can get the special for a full week.  But, if they buy that same night, it is $1000.  Give them a strong incentive to say “yes” right on the spot and you will increase your sales by thousands of dollars.

In the future I will discuss the various forms of selling from the stage, but for now, it is your job to attract as many customers as possible in order to build a buyers list.

Your Home Stager Weekly Mission:

I want you to practice giving a talk or presentation, telling your audience you will have an incredible offer in the end, and then seeding with hints of the great opportunity yet to come.  Make sure you do this talk in front of a friend, spouse or even your dog so you get some practice time in.

Now you have to go out and deliver it.  Where can you offer your talk right now?  Is there a realtor’s office just waiting for your presentation?  What about a local school or church you could help with their marketing?  Is there a Chamber of Commerce or Kiwanis’s Club near you that might be looking for a distinguished speaker?

There is no better time than now to begin to make more money in whatever you do by speaking.  Get out there and talk!

“Get Organized to Create Profit” in Your Home Staging Business

Everyone always asks me how I am able to do so much.  Well, there are 2 secrets:

1)      Leverage other people’s time by being a good delegator

2)      Get very organized.

I know what you are thinking… “Well, Karen you are probably already hyper organized right?” Wrong. By nature I am an insane perfectionist.  I like everything a certain way, I am very picky on details, and I don’t want to have to say or see it twice!  But, I am only good and having other people do this for me.  I am good at giving them specifics, creating timelines and setting standards…and of course, holding myself to the same standard which I expect to receive.

Only you can know what system of organization works for you but I can tell you for a fact that if you are serious about creating enormous income (even just decent income) you need to get organized.

1)      Evaluate your level of current organization:  Is your office clean and uncluttered?  Do you or your asst. know where everything is?  Or, do you need to come up with a specific system so that things are easy to file (half the battle) and then easy to find.

I like overall categories like; “Marketing” and then subcategories such as “Flyers.”  If I am working on properties, I keep a main template of marketing pieces in the Marketing file so I don’t have to reinvent the wheel with each new property, but I also do the same thing per property.  So, in this instance, I would have “Properties” as my main category.  Then I might have a sub-category for “Home Staging’s” followed by “Active” and “Completed.”  Then of course the property address file within each of those.  It makes my life very simple and I can get anything in a moment’s notice.

This simple system works with any type of business.  I use it for my Home Staging Training Company, my Speakers Training Company, Our On Line Systems program as well as My Coaching and Mentoring Business for Entrepreneurs and Small Business Owners.

2)      How do you manage your email?  This is a big one for many Entrepreneurs because we live by our email and cell phones. I will address phone calls next, but first, let’s look at managing your email.  When you are going to work, you need to turn your email off.  Don’t minimize it, turn it off.

You must schedule time to answer emails just like you schedule time to get your work completed.  If you allow your email to interrupt you all day long, you will never complete your big income tasks and you will continue to wonder why you can’t be as prosperous as you would like.

If you choose to keep your email and phone active all day long, you must understand that you are conditioning your client to view you as having a lower value because you are always available instead of being busy enough not to be available.

However, if you manage their expectations, by telling them exactly when they can expect a return email from you, they view you as professional, organized and valuable.

Now, you can get your Mo*ney tasks completed and still service your customers in an extraordinary way.

3)      Unless you are waiting for Brain Surgery, turn off your cell phone!  I mean it.  Why do you allow people to interrupt you all day long.  It takes 20 minutes to “re-group” after you have been interrupted.  20 minutes!  You are here to achieve great things…right?  So, 20 minutes is valuable time.

For friends and family, accept and return their calls after business hours (you are holding regular Home Staging business hours right?).

For clients, do the same thing you do with emails.  If you have an assistant, then great, he or she can answer the phone for you. You can also hire an answering service. If neither is an option for you, manage your clients expectations by telling them on your voice mail exactly when they can reach you and when they can expect to receive a return call.  I would get very specific and tell them you are always available M-F by phone form 8-10am and you return calls daily between 4-6pm.  And if they have a specific time they need you to reach them, ask them to leave the time on your voice mail and you will do your best to accommodate them.

Now, they completely understand how to reach you and when you will contact them.  You can go further and let them know that you are taking care of them 100% by offering these specific hours they know they can reach you.

4)      What are you doing with all that email?  There are so many times when we know we should look at something or want to save it and read it later, but we just don’t have the time or system in place to do so.

I like the “One Touch System.”  In other words, if you receive an email that you may want to read but don’t have time, create a “Drop Folder” for those emails on your desk top. As soon as you open it, drop it into the folder for later.

Then, schedule an hour once a week that you review this folder.  You can now review, delete, save and/or take action.  One hour a week to create a One Touch System.

The more organized you can become the more profitable you become and it allows you to also have the right staff.  So, logically, if you have enough customers, you can create the income and lifestyle you so desire.
