As we find more and more “fly by night” home staging companies, home staging training programs and home staging certifications popping up everywhere, you have to ask yourself “Which training is right for me?” And, I think that you need to go one step further and ask; “which one will give me extraordinary training PLUS teach me how to get more clients and home staging bookings than I can handle?” In other words, which one teaches staging along with “The Business of Home Staging” so that you know how to get clients, bookings, and make great money…all without killing yourself!
These are important things to consider with so many ‘so-called’ training and certification companies. Of course many of them will go away quickly, many already have and others will come and go too. The same is true with Home Stagers, so how do you not only survive, but thrive, especially in this economy?
The answer is in building up your marketing, systems and business skills so you know how to attract and retain clients that will stay with you for years and years. I always tell everyone that becoming a success is really just math. I can even prove it to you with my easy 1-2-3 step formula for getting more clients and Home Staging Bookings than you can handle….
1) Build a system for everything you have to do more than once. Barbara Corcoran, author of “Everything I needed to know, I learned from my mother” talks about when her mother would make school lunches she would line up 10 pieces of bread on the counter and brush them back and forth with peanut butter, using a paint brush. That her mother had a system for everything that needed to be done more than once!
We do the same thing at APSD™. We have a 6 step Home Staging Pyramid that is the formula for successful Home Staging which yields results (which by the way is what your customer is really looking for!).
We have a system for marketing, a system for follow-up, a system for training…you get the idea! Everything that needs to be done more than once, must have a successful system that yields results no matter how creative and great you are “off the cuff.” Business is business; have a system and then layer in your creativity. That is what I do, and have been very successful in doing so.
2) I am so surprised by how little marketing people are willing to do. It is the core of every business. Even when people say “oh I have a referral or word of mouth business,” that is great, but as my mentor Dan Kennedy says “One is a lonely number” and you should never rely on just one method or person for anything.
You need to have a variety of marketing going out that is set in a specific cycle, is consistent (This is REALLY Important), speaks directly to your customer and reaches them when they need you. Make sure that you have a marketing system in place in order to secure success. This does not have to be complicated, it can be as easy as sending a card every month, along with a special offer, a thank you and asking for a referral. The point is that you have to be consistent with delivering the right message to the right person.
3) The third and final step in creating more clients and home staging bookings than you can handle is to simple have your business strategies in line. To me, this means knowing my goals with extraordinary clarity and taking action on them, being good at delegating anything that I am not good at or does not directly lead me toward my goal, and managing my time right down to the minute without letting other people’s emergencies become my own.
Every day I review my goals and tweek them if necessary. This only takes me 5-10 minutes but it reminds me what I am working toward and how to get there. I also have a quick meeting with my husband Pete as he handles our employees. If you don’t work with anyone else, that is fine, I didn’t either until just 3 years ago. Then, I had someone that helped me just 5 hours a week. So, I had a quick meeting with her once a week and she knew what I needed and expected.
After that, I take a look at what I am to accomplish each day, assign a beginning and ending time frame to it along with what I am to complete. So, if you have scheduled a home staging that day, you might only write down “Staging, 123 Main St. 11-1pm.” What is better is if you learn to really manage your time effectively and respect yourself enough to do so.
I would instruct you to write down:
9:30-9:45- Prep for Home Staging by confirming appt., contract and payment; print receipt, gather checklists, paperwork and direction.
9:45-10:00- review photos of property to create 6 step staging plan of action.
10:00-10:45 Gather Home Staging Items from Storage Unit
10:45-11:00- Drive to Clients Home
11:00- 1:00 Deliver Awesome Home Staging
11:00- 11:15- Thank the client, have them sign a satisfaction form and write a testimonial. Offer next service.
11:15-12:00 follow up with client with a thank you card, and a special offer. File notes on property.
By doing this, you won’t forget anything, you won’t be late, you will be far more prepared (meaning; less frazzled and nervous), confident ,and the chances of you receiving a referral, a second booking or even another service for the same property increase by over 70%. So, you are actually making more money by scheduling your time effectively.
So, there it is, my quick and easy 1-2-3 formula for how you can get more clients and home staging bookings than you can handle, especially in this economy!

In the age of reality TV and mom’s and dad’s that become instant stars because they have a ton of kids, it starts to make me wonder about what it takes to really be a super star.
Does it take years of training and talent beyond that of most mortals? Do you have to be a “has been” in order to have a comeback? I’ll let you think about that one…
Well, not being a TV watcher (I actually gave my TV away 5 years ago and have never bought one since!), I have to admit that I am slightly more protected against the onslaught of “instant stardom.” I also find zero fascination with the everyday lives of others, especially those that feign “outrageousness.” I would much rather be a full blown participant in my own life and the lives of those I truly find interesting and engaging, like many of my clients, than to watch divorce battles of those I don’t even know.
Having said that, today’s reality TV stars are accepting their 15 minutes of fame and the big checks that go along with it, so it begs the question of “what will it take for you to get instant fame in your market?”
Many of you already know that I am a big fan of biographies and auto biographies. People like Charles Lindbergh, Walt Disney, Ghandi, Nelson Mandela…these are fascinating people! Two nights ago I finished a biography about Jackie Bouvier Kennedy Onassis. I am not ready to let Jackie go yet, since I found out what strength of character she emobodied her entire life. Her dignity and elegance are unmatched.
An d she is my perfect example of being able to become a ‘Super Star’ Home Stager in Your Market. You can have instant celebrity, which is great because you did not have to work for it, but as we all know, it fades…and usually fast.
Or, you can have lifetime celebrity, like Jackie O…and it will provide you with a steady stream of work, clients and notoriety.
Here is how you achieve both…
1) In terms of “instant celebrity,” which I am not knocking: It is okay to start there, but make sure you turn it into lifetime celebrity as fast as you are able. You have to do something that gains quick notoriety and solves a BIG problem. Many of my APSD™ Certified Property Scene Designers have the ability to achieve this because of the Open House Marketing Strategies that I teach…it doesn’t mean they all do it, it just means that I have given them all the tools and knowledge that it takes to make it possible. By using this marketing method that I teach during the PD course (which by the way, who wouldn’t want to do this when you make $3K-$15K with every event!) they could solve a BIG problem for someone that can’t sell a house and they can gain “Instant celebrity” by marketing the problem and solution effectively to the media. 2) Now that you know the way to “instant celebrity” how do you turn that into lifetime celebrity? There are many ways, and the first of which is to exceed everyone’s expectations so that your name will circulate quickly within your market place. The second way is to do things with the flair and style of Jackie O. She understood that she could make a great impact on the world by being a constant student so people looked at her as an expert (this is a BIG one for all of you that think you don’t need to keep learning!). It is believed that she read up to a book a day! Third, Jackie O was a strong leader and was not afraid to step into her greatness and own it…which is the way to really maintain your celebrity.
3) Finally, you have to have a little mystic. Jackie O. was fascinating to most of us because we were only “let in” on her terms. She controlled her life and let a bit of it remain a mystery. All of this, I have learned from her biography as I am not old enough to remember this great woman, but I am not too young to know the legend! So, if you are to have Home Staging and Real Estate legend…how would you create it? You have to reveal your results, but not all your secrets.
People are curious and if you can create great results and keep a few mysteries as to your success, everyone will want to work with you. If on the other hand, you reveal all your cards to your clients, the fun and the mystery is gone, you are no longer as fascinating and they may or may not herald you as the “GREAT HOME STAGER.” You don’t need to tell them everything you have done, you don’t need to explain pockets of emotion™, you don’t need to discuss ‘scenes’ with your client. They just need to know that you hold the bag of magic tricks that solves their problem. It is okay to be a little mysterious, it adds to your celebrity.
You can see that it is not overly difficult to do this. All you have to do is exceed expectations, do something outrageous, get continuing education so you can set yourself up as the local expert, act with dignity and elegance and finally, hold a little mystery close to the chest…it will keep them intrigued and guessing!

When I teach my higher level APSD Home Staging Certified Professionals, one of the things we talk about is their fear of failure. Upon clarification, they soon realize it is not a fear of failure, but rather a fear of success. We all know how to fail. Sometimes it feels like a comfy old couch right? Because, if you are living your life at all, you are failing occasionally.
Failure is the next step to Success so you can choose to walk or choose to stand still, but no matter which you do, you will have made the choice which determines your new path.
I used to be so afraid of moving forward because of failure. I was a “one hit wonder” and knew that I could make it happen once, but never twice so I just stopped. My path then became clear because I was stagnate, going nowhere. At the time, I had chosen to stand still, like a deer in the headlights, afraid to move.
At one point, I realized that it was really not who I was, so I had to brave the masses in order to step into my true purpose of helping others build amazing and profitable Home Staging and Real Estate Businesses. I have failed, often in front of a crowd. I have failed during speaking engagements, online, in creating certain products, during staging’s when I was learning…I have failed myself often. (more…)
Does time seem to keep passing you by and you wonder at the end of each day why you didn’t get anything done? Or worse, at the end of each week, why you did not book a home staging job or make any money in real estate?

One of the most common challenges faced by our APSD Certified Home Stagers and other Home Staging professionals is finding the time to run and effective and profitable business; in other words, good time management skills.
We all think we know them, but of course we feel the same about dieting right? If we already know the answers then why can’t we lose those last 10 pounds?
Over the years, I have become very good at managing my time and not letting others turn my time into theirs. Obviously it works since I am now able to run 4 very profitable businesses with minimal assistance.
Following are some of the strategies that I use on a daily basis which allow me to get more done in one day than others do in 2 weeks…yes, really!
1) Decide what you really want before you set out to create a schedule. What do you really want to get from your Home Staging, Design and Real Estate Business? Is there a number you want to achieve? Is that a dollar amount or possibly the number of clients you would like to have? Or, maybe you are going for a lifestyle in that you want to work, earn a good living but still have all the time you need for your kids and family. The point here is to get really specific and then write it down…everywhere so you know you can’t deviate from your desire.

As more and more Home Stagers, Professional Organizers, Interior Designers and Real Estate Agents come to APSD for Home Staging Training and Certification, I realize the importance of teaching the concept of “Riches in Niches.”
Some of you already understand this idea and have specialized in one area or another, and others are still trying to be everything to everyone. I started with the idea that I could please everyone too. And I did, and then I was tired and broke. You have to face facts. As women (I know we have some GREAT guys too, but you don’t have the ‘pleaser’ instinct of women!) we already have to please so many other people each day. We please our spouse, our children, our neighbors, our boss…basically anyone that walks in our path.
As I decided to make the real choice and lead the home staging industry, I realized that I could no longer be everything to everyone. I had to be extraordinary with my strengths and visions and help those that were willing and able to receive and exceed with my brand of training. I knew that I wanted to focus on the true business growth aspect of Home Staging Training and Certification. I didn’t want to teach people to put candles on a table. I wanted to teach systems, marketing and business development in an industry I loved. I wanted to teach creativity, lifestyle and money making techniques.
And because I see the need of “niching” or creating a specialty, I teach 19 different streams of income to our highest level APSD member, Property Scene Designer. I want them to have the , education, resources and ability to niche. The same is true with my APSD Stager Pro’s. I teach 4 different streams of income in that course so they can become experts in certain areas and stand above any other Home Stagers in their market. Kim Holdbrook, one of my Certified APSD Stager Pro’s is awesome at Curb Appeal. She should make it an area of expertise. Mannie Tantawy perfects Origami displays and is already standing out as an expert in this area. Terri Garner is an expert with Home Staging for investment properties as is Cindy Captein. There are many more certified APSD Home Staging Professionals that have also seen the benefit of “niching” their home staging services, and have done so.
It does not mean that you can’t provide an entire menu of services but if you can become known for one specific thing, you will always be the “go to expert” which then opens the door for additional opportunity.
As I write this, I hope you are picnicking with your family in the park and pausing to remember those who have bravely fought for and represented our country. It is Memorial Day, Monday, the day I always write my weekly publication.
On this day, I not only remember and appreciate our American Heros, but also my personal hero, because I think this day is about gratitude for those around us who help us to lead extraordinary lives. These past few weeks I have been working to re do a few of my own investment properties and a few amazing things happened. I found some new colors that I love!
In the Stager Pro training class I teach the Color Analysis system and they quickly discover an all new income stream…and a whole new level of creativity. Even when you don’t think you are good at color, you realize how to develop color analysis as a skill and you become the local expert.
Sometimes though, you have to dig thru a bit of “ugly color” in order to find the “amazing color.” This is what happened to me recently as I set about choosing 6 new colors for properties.
I needed a warm neutral that fit in with a mountain environment, a trim color that would cover another color in a single coat, and a great accent color. Then, I needed to make sure it blended well with an existing interior color.
My quest started at Home Depot where I selected 6 new colors in their sample jars. You can get these now from almost any vendor, I chose Behr and they were $2.97 each. I knew I wanted a shade of sage green for the body of the house, with maybe a dark crème trim (possibly I would reverse those) and a deep garnet for an accent. So, I chose 2 greens, 2 crème’s and 2 reds. I knew I would find something from this selection.
What I found was that I did not love any of them, even after mixing them up between trim, accent and body color. Something just wasn’t clicking for me. I stood, looked, painted another coat, stood back, looked again…I had to walk away.
Guess what! Yes, it completely changed color when it dried! Yipppeee! Oh, don’t get too excited though! Yes, it changed, it was better, but it still wasn’t the “amazing color” I was looking for. So, I decided to work on another project (using nail polish for chrome touch up…another lesson for another day…) and as I looked out the kitchen window toward the playhouse that I had been using to test colors, it hit me like a 5 gallon bucket of paint! I am trying to blend the warm neutrals with a brown undertone with a charcoal colored roof! That is why it wasn’t working!
One of the biggest lessons in color is that “color affects color.” The roof was turning the beautiful sage green to something that resembled 2 day old split pea soup. YuK! I needed a warm neutral with a black undertone and I was running out of time as contractors would be there that very morning.
I had no more time to do any color testing, I just had to make a choice and order 20 gallons of paint! So, I stopped at Sherwin Williams, looked at their swatches, and chose 3, one for the body, one for the trim and another as an accent color (which I always recommend as it really makes your clients property POP! Whenever you are doing Home Staging or Curb Appeal, always offer color suggestions, it solidifies your position as a knowledgeable expert!). Then, I spoke to Jason, the manager there, to get his opinion. He offered me a few other selections, but I stuck with my first instinct.
Then, Jason (and if you are not using these people and their expertise….you should be) recommended the correct finish and type of paint, knowing that I wanted to cover everything in one coat.
I was off and running, clutching my lucky rabbit foot and hoping these colors would work.
When the crew popped off the top to the accent color they said “purple…are you sure?” I stuck my head over the paint bucket and replied “Yes, I am sure it is purple…see you in a few hours!”
Suddenly, I had turned a cold, blah house into a warm , cozy, and rich looking ranch, all because of color. Take a look and tell me what you think!
So, as you do your next Home Staging Service, Curb Appeal or Color Analysis, think about which colors would work best for your client.
Here is what I chose:
1) Interior: Dover White- This is a basic white with a neutral hue as an undertone. I would have normally chosen a warmer interior color but the house had just been painted this color six months ago and it was not needed throughout the house. So, we chose to match rather than re-do.
2) Exterior Body- Taupe Tone SW7633- I love this color taupe. It puts a whole new spin on “basic beige” with its rich charcoal undertone. And, because of the black, maroon and gold in the color, it made it work perfectly with the roof. Remember “color affects color” so you need to make sure that your hues and tones coordinate.
3) Exterior Trim- Modern Gray SW7632- Modern Gray is a great trim color because it also has a black and gold undertone with a hint of magenta, which works well with our accent color and blends perfectly with the maroon in the Taupe Tone. The only mistake I made was in choosing such a light trim! I forgot I had to cover 2 coats of existing medium gray! Oh, well, we had to do 2 coats instead of one and we added a little more Taupe Tone in certain areas like the roof soffit to speed up the process.
4) Exterior Accent Color- Raisin SW7630- This should have been called “Royal Raisin” because it really reminded me of a cross between the rich dark purple of royalty and a beautiful eggplant in prime season. The reason it worked so well with the other colors was because of its black, maroon and magenta blend. It borrowed black from the body and trim, maroon from the body and magenta from the trim.
Now, you can see for yourself, the great Curb Appeal that we created with my new favorite color combination! It is AMAZING!!!
